How to price a luxury property correctly

Overpricing is not a strategy — it is a tax

The most common mistake in luxury resale is treating the asking price as an opening negotiating position. In a market where buyers have instant access to comparable sales, a launch price above the evidence does not create room to negotiate. It signals that the seller is not serious, and it costs the one thing a listing can never recover: momentum.

What "correct" actually means

Pricing a luxury property correctly does not mean pricing it cheaply. It means pricing it at the level where a qualified buyer, comparing your property to the genuine alternatives currently available, concludes that it represents fair value. That number is rarely the highest number you can imagine. It is the number that survives a side-by-side comparison.

The evidence you should weigh

A defensible price rests on three layers of evidence. First, recent comparable transactions in the same parish — not asking prices, but what actually closed. Second, the active competing stock a buyer will see alongside your listing. Third, the specific qualities of your property that widen or narrow the gap to those comparables: light, renovation standard, outdoor space, and the intangibles of the address.

The cost of chasing the market down

Every week a property sits overpriced is a week of quiet damage. The buyer pool that saw it at launch and dismissed it will not return when the price drops — they have already filed it under "overpriced." The reduction, when it comes, attracts not the original audience but bargain hunters who read the cut as distress. The net result is almost always a lower sale price than a correct launch would have achieved.

The alternative

Launch at the price the evidence supports. Present the property to a standard that justifies it. And work with one advisor who owns the strategy from the first conversation to the deed. That is not a guarantee of a record price — no honest advisor offers one. It is the approach that consistently produces the best achievable outcome.
