Selling
Selling your property
It depends entirely on the price segment and market your property competes in. Every market has a different absorption time — the average time it takes a property to sell — and in Portugal this ranges from 3 to 7 months. My goal is always to beat that average and deliver a better performance.
No problem at all. There are several ways to handle this, both practically and legally. Many of my clients are not in Portugal during the process, and I take on that responsibility with the utmost professionalism.
I take care of the entire marketing process — from strategy to content creation: professional photos and video, drone footage, staging, AI editing, and publication across local and international portals.
I personally handle sales across the entire Lisbon and Setúbal districts. Beyond that, I can support you buying or selling anywhere in the world through a 360° service centralized with me.
Yes, of course. There are incredible synergies in trusting the whole operation to one centralized professional. I love supporting the entire process of changing homes — and since our network is present all over the world, I can offer a 360° service for buying and selling anywhere: not just the real estate itself, but also our partners for tax, FX, mortgages, and international law.
My job is to make sure that doesn't happen. Every month we review the performance of the marketing strategy together. When results are below expectations, we don't wait 6 months to make important adjustments — we adjust month by month, closely tracking every KPI related to the sale. Our methodology, proven over years, is built to deliver results as soon as possible.
Not necessarily — I am open to non-exclusive agreements depending on the client and the situation. However, I always recommend exclusivity because it unlocks full 'all-in' dedication, which statistically achieves better sales prices and faster results. Plus, you will never feel trapped: you can cancel the exclusive agreement at any time.
Buying
Buying a property
No. Many of my clients complete their purchase entirely from abroad. I coordinate every step on your behalf — document gathering, bank accounts, remote signatures, and legal representation — so the process is seamless whether you visit once or never at all.
Yes. I work with trusted credit brokers who compare every bank to secure the best terms for your profile. We establish your real budget — including taxes, fees, and renovation costs — before we start viewing, so every decision is grounded in financial clarity.
Beyond the purchase price, expect IMT (property transfer tax), stamp duty, notary and registry fees, and a small broker commission. For international clients I also factor in FX and legal costs. I provide a complete cost breakdown tailored to your transaction before any commitment.
From first consultation to deed, typically 2 to 4 months depending on financing, property availability, and negotiation. Once we find the right property, the promissory contract and bank approval usually close within 4 to 8 weeks.
Yes. I act as your single point of contact and coordinate the entire ecosystem: lawyers, tax advisors, banks, appraisers, and notaries. You deal with one person, and every moving part is managed end to end.
Portugal offers several residency pathways linked to real estate investment. I connect you with specialized immigration lawyers who assess your eligibility and handle the application, while I focus on finding the right property for your goals.
